UDI hiptecarios Credits

Credits were established in 1995 in IDUs.
The UDI is a unit of account which reflects changes in consumer prices in Mexico. If a person has 10 IDUs and IDUs is 4 pesos, to 40 pesos, if the UDI up to 4.2, to 42 pesos. Then, the debt increases as it grows the value of the UDI.

Credits in IDUs who are in Mexico can be fixed rate and payable in IDUs or fixed rate and payable on salaries. Usually in these cases advance payments can be made without charge for them. The terms of the IDUs are maximum credit to 25 years.

UDI mortgage with fixed interest rate

The interest rate does not vary during the term of the loan, the payment does not vary in IDUs and IDUs know how many will be paid monthly by credit. The IDUs are translated at the date of payment and it settled in pesos.

UDI mortgage fixed rate and payment of wages

The interest rate does not vary during the term of the loan, but payment is made in terms of the minimum wage in Mexico City.
At the beginning of the credit payment is expressed in minimum wages. For example, if the payment is 200 IDUs and IDUs worth 3.5 pesos, paid in pesos is 700. Although the value of the UDI grow each month, payment will be 700 pesos, while not raise the minimum wage.
If the 1 January following the Federal District's minimum wage grows by 4%, the payment will be 728 pesos during the time that is current salary, which makes a more stable payment if the mortgage was paid in IDUs.
